Tenant Information & Policies

RESERVATION FEE
The reservation fee for 2022 is $100.00 and is non-refundable.

RENTAL PROCEDURE
Once a house is chosen and the rental is confirmed with the owner, a lease will be sent to the TENANT. The signed lease, payment of half the rent plus the reservation fee (if not paid in advance) and applicable taxes is due within 10 days. (Please note that full payment is expected for reservations that are booked less than 90 days from the arrival date). A credit card*, personal check, cashier’s check or money order is required. Wire transfers may be necessary for international tenants. We do not accept personal foreign checks. All funds must be in US dollars. The balance of the payment is due 60 days prior to arrival. *We only accept MasterCard, VISA and Discover cards. The Refundable Security Deposit must be in the form of a check or cash.

Please note that you are signing a contractual agreement with the LANDLORD. Your LEASE is a legally binding contract. Please read it carefully!

ADDITIONAL CONDITIONS
Information for each home is supplied by the homeowner and as such is deemed reliable but not guaranteed; details and rates are subject to change at any time and Hopper Real Estate ~ Outer Cape Rentals can not be held responsible for any deviation in the listing information. There will be no refunds or adjustments for malfunctioning appliances or equipment; Hopper Real Estate ~ Outer Cape Rentals will make every effort to have appliances/equipment repaired as soon as possible.

SECURITY DEPOSIT
A separate Security Deposit (varies from house to house) is required in the form of a personal check made payable to the LANDLORD on your LEASE. This payment will be returned to you approximately 30 days from the date of departure after confirmation that there are no damages or additional charges as determined by the LANDLORD. The Security Deposit may be retained for damage, additional cleaning, violation of the occupancy limit, non-smoking and no pet clauses as indicated in the lease. The LANDLORD must itemize any deductions from the Security Deposit, and all bills/receipts are copied to TENANT.

MAXIMUM OCCUPANCY
Each property lists an occupancy limit. The Board of Health sets this number. The number includes adults, children, infants and guests. Violation of the occupancy limit will result in the loss of your security deposit.

PETS
Pets are allowed in a limited number of homes. It is a violation of your lease to bring a pet into a home that does not allow pets.

SMOKING
All of our homes are non-smoking, including vaping and e-cigarettes.

LINENS
It is your responsibility to supply all bed linens and towels. There are several local linen services that will provide these items for a fee.

CLEANING
The vacation property is prepared prior to your arrival and any issues should be brought to the attention of Hopper Real Estate/Outer Cape Rentals within 24 hours. A departure checklist is provided to help organize your departure and to prevent any charges for extra cleaning. Please remember, this is someone’s home and deserves the same amount of respect as your own. Please leave the home the way that you found it.

CANCELLATION POLICY
In renting this property the TENANT has made a contractual obligation with the LANDLORD of the home. In the event that the TENANT must cancel, every effort to find a suitable replacement tenant to occupy the property for the lease term will be made (via customary business practices). If a re-rental occurs, a refund minus 15% will be issued based on the dollar amount of the re-rental. If the re- rental is for less, the refund will be adjusted accordingly. The reservation fee is non-refundable. In the event that no re-rental occurs, the LANDLORD will keep all money paid and any refunds will be at the LANDLORD’S discretion.
