Short Term Rental Tax Information
On December 28, 2018, Governor Baker signed into law a bill regulating and taxing short-term rentals of homes and condos. A short-term rental is defined as a rental period of 31 days or less. Annual and long-term (32 days or more) are excluded from this tax. We are currently working on updating the language and charges in our leases and on our website in order to be in compliance with this new law. However, many aspects are still undetermined and may change in the next six months. In order to help you understand this new law and to help you comply with the new regulations we have compiled a list of questions about the new regulations and taxes on a page dedicated to this.

The White House, November 11, 1919.A year ago today our enemies laid down their arms in accordance with an armistice which rendered them impotent to renew hostilities, and gave to the world an assured opportunity to reconstruct its shattered order and to work out in peace a new and juster set of international relations. The soldiers and people of the European Allies had fought and endured for more than four years to uphold the barrier of civilization against the aggressions of armed force. We ourselves had been in the conflict something more than a year and a half.With splendid forgetfulness of mere personal concerns, we remodeled our industries, concentrated our financial resources, increased our agricultural output, and assembled a great army, so that at the last our power was a decisive factor in the victory. We were able to bring the vast resources, material and moral, of a great and free people to the assistance of our associates in Europe who had suffered and sacrificed without limit in the cause for which we fought.
Out of this victory there arose new possibilities of political freedom and economic concert. The war showed us the strength of great nations acting together for high purposes, and the victory of arms foretells the enduring conquests which can be made in peace when nations act justly and in furtherance of the common interests of men.
To us in America the reflections of Armistice Day will be filled with solemn pride in the heroism of those who died in the country’s service, and with gratitude for the victory, both because of the thing from which it has freed us and because of the opportunity it has given America to show her sympathy with peace and justice in the councils of nations.

We are asked all the time, “what’s the difference between the Oceanside and the Bayside beaches?”. There are so many choices! The better question is, what are you looking for? Here’s a handy comparison of both.
|Sand Conditions:||Mainly soft with a white to off white color. There is a pebbly tide line on many of the beaches.||Mainly soft or with a light texture and off white in color. There is a pebbly tide line on many of the beaches.|
|Surf Conditions:||Moderate Surf meaning: Small to medium sized waves under normal conditions. Wave action will increase if there is an offshore storm. Great for surfing! Swimming can be more of a challenge.||Mild Surf meaning: The Water is flat-calm or gently lapping at the shoreline. Swimming is good for all ages and abilities. Wave action will increase if there is an offshore storm.
|Water Temperature:||COLD! The water is the large Atlantic ocean with no real protection from the vast chilly volume. Water temperatures in the summer may reach into the low 60s but is warmer in the tide pools that form when the tide goes out.||Chilly but warmer than the ocean side beaches. Water temperatures normally reach upper 60s to low 70s in the summer. The Tidal pools that form when the tide goes out and creeks hold even warmer water.|
|Accessibility:||Some of the Eastham oceanside beaches are wheel chair accessible. Others have wooden stairs from the top of the dune down to the beach. Nauset Light and Coast Guard have paths down to the beach.||Numerous Eastham bayside beaches either have wooden pathways or just blue carpeted walkways down to the beach. Some Eastham public and private access points have wooden stairs down to the beach.

|Location Tips:||40+ miles of federally protected land and coastlines with light houses, walking and biking trails, historic sites, nature preserves and breathtakingly lovely scenery.
Beach camping and small campfires are allowed at some of the Ocean beaches too.
Tide charts are recommended!
When the tide goes out on the bay, it goes Way out. Leaving miles and miles of sandflats to walk, jog or fly your kite. And hundreds of tide pools to explore for pretty shells and little sea critters, as the bay waters recede.
The High Tide comes in very fast, please be aware of that when out on the Flats.
