Happy Winter Solstice 2022

When Is the Winter Solstice?

The first day of winter in the Northern Hemisphere, including Cape Cod, is marked by the winter solstice, which occurs on Wednesday, December 21, 2022, at 4:48 P.M. EST. The winter solstice occurs when either of Earth’s poles reaches its maximum tilt away from the Sun. It is the day with the shortest period of daylight and longest night of the year. Since prehistory, the winter solstice has been a significant time of year in many cultures and has been marked by festivals and rituals. It marked the symbolic death and rebirth of the Sun; the gradual waning of daylight hours is reversed and begins to grow again. Some ancient monuments such as Newgrange, Stonehenge, and Cahokia Woodhenge are aligned with the sunrise or sunset on the winter solstice.

Short Term Rental Tax Information

Short Term Rental Tax Information

On December 28, 2018, Governor Baker signed into law a bill regulating and taxing short-term rentals of homes and condos. A short-term rental is defined as a rental period of 31 days or less. Annual and long-term (32 days or more) are excluded from this tax. We are currently working on updating the language and charges in our leases and on our website in order to be in compliance with this new law. However, many aspects are still undetermined and may change in the next six months. In order to help you understand this new law and to help you comply with the new regulations we have compiled a list of questions about the new regulations and taxes on a page dedicated to this.

For more in depth information please visit our page: Massachusetts Short Term Rental Tax Information

If you would like to read the new bill in its entirety, Session Law – Acts of 2018 Chapter 337.

We will continue to update you as we learn more and receive guidance from the Towns, Commonwealth, and Department of Revenue, but in the meantime please feel free to contact us with any questions.

Sincerely,

The Hopper Real Estate / Outer Cape Team

Thank You Veterans!

ADDRESS TO FELLOW-COUNTRYMEN
The White House, November 11, 1919.A year ago today our enemies laid down their arms in accordance with an armistice which rendered them impotent to renew hostilities, and gave to the world an assured opportunity to reconstruct its shattered order and to work out in peace a new and juster set of international relations. The soldiers and people of the European Allies had fought and endured for more than four years to uphold the barrier of civilization against the aggressions of armed force. We ourselves had been in the conflict something more than a year and a half. With splendid forgetfulness of mere personal concerns, we remodeled our industries, concentrated our financial resources, increased our agricultural output, and assembled a great army, so that at the last our power was a decisive factor in the victory. We were able to bring the vast resources, material and moral, of a great and free people to the assistance of our associates in Europe who had suffered and sacrificed without limit in the cause for which we fought.

Out of this victory there arose new possibilities of political freedom and economic concert. The war showed us the strength of great nations acting together for high purposes, and the victory of arms foretells the enduring conquests which can be made in peace when nations act justly and in furtherance of the common interests of men.

To us in America the reflections of Armistice Day will be filled with solemn pride in the heroism of those who died in the country’s service, and with gratitude for the victory, both because of the thing from which it has freed us and because of the opportunity it has given America to show her sympathy with peace and justice in the councils of nations.

15th Annual Eastham Turnip Festival

Per the Eastham Public Library:

… in a town called Eastham, not so very far away ~ just a mere rabbit’s hop and frog’s leap heading eastward down Route 6 ~ a quirky, homespun harvest celebration sprouted at the end of the 2003 growing season. The Eastham Turnip Festival sent forth deep roots, the roots held fast, and a turnip tradition blossomed. News of this Turnip Extravaganza spread from the Nickerson turnip fields to all with a hankering for an especially mild and sweet vegetable treat. And here we are in our 15th year …

Join turnip fans on Saturday November 17th to pay homage to the hometown favorite of all root vegetables ~ the Eastham Turnip! You’ll soon discover what the turnip buzz is all about!

This event is sponsored by the Friends of the Eastham Library along with Seamen’s Bank, Cape Cod Five Cents Savings Bank and the Eastham Cultural Council.
